My partner is up working near Bradford and is looking for houses to rent which are in commutable distance of Manningham. I'm not familiar with the area at all so I am after recommendations for nice areas to which a rent a house in. She will at a stretch consider flats but hasn't been impressed with what she has seen so far.

To those familiar with the area are there any particular areas you would target?

Depends on budget and if she is reliant on public transport, etc

The nicer bits of North Bradford (commuting across the city is a pain) would be, in order of desirability (in my view)

  • Shipley/Bingley/Saltaire (latter is a nice balance)
  • Greengates/Rawdon
  • Baildon
  • Guiseley
  • Then you are out into Wharfedale which is lovely but increasingly expensive as you move towards Ilkley

For commuting into Manningham I'd want to live in either Airedale or Wharfedale, certainly not in Bradford. I'll presume she's driving so post 7:30am the traffic is dreadful, prior to that it takes about 30 minutes from Otley to central Bradford, and a similar time from Silsden. The train service from either valley is ok but Manningham isn't a nice area for a women to be walking alone, especially after dark.

Once past Bingley the only place I'd definitely avoid is Keighley. In Wharfedale everywhere is ok but the choice comes to how much you prioritise easy access to Leeds/Bradford via the train. Otley is nice, has a decent range of shops, pubs and restaurants but doesn't have a station. Ilkley does but is significantly more expensive.

Otley is nice and property is better value than Guiseley to Ilkley due to the lack of train so enforces a commute (and Otley>Guiseley>Shipley> etc can be a real pain in the rush hours, esp in school times). Nice community, loads of pubs, etc, good range of supermarkets and a good range of shops. Easy access to nice walking / countryside, etc

Guiseley & Menston are other options, as they both have good rail links to Bradford.

Prices have gone a bit crazy recently though and a massive lack of rentals. Most get let before hitting the websites.

Where abouts in Manningham is she working ?
How does she intend to commute..drive / bus / train
Is it office hours or shifts ?
How long a commute is acceptable ?

As others have said, depends exactly where in Manningham. The train would be out as it would be too much of a trek to Manningham. I'd live somewhere on the corridor from Bradford to Keighley, preferably Saltaire, Nab Wood, Cottingley, Bingley or Crossflatts... and I'd get the bus to protect my P&J from the truly horrific standards of driving you encounter the closer you get to Bradford. As a lone woman she might prefer the car, though, to avoid hanging around at a bus stop.

Thanks all - I've passed over those suggestions. She is commuting by car and working in the main standard office hours. Definitely not much listed when I have looked on RightMove.

I live in Baildon, and would recommend it however the best of luck in finding a place as the demand is crazy for rental round here.

I would avoid Greengates/ Apperley bridge purely for the horrendous traffic. That corridor is hellish at times.

Because Bradford is pretty much bolted onto West Leeds you could maybe look at Calverley, Farsley and Rodley, all within sensible commuting time of Bradford.

Avoid at all costs living anywhere in the inner circle of Bradford, it is a hole. I cannot emphasise that enough.

It is crazy at the moment.

OP, if she finds the area then the local town / village facebook groups are pretty active for rental property that never gets advertised - or private landlords not using an agent.

The Greengates junction is currently undergoing major improvements which will make it a lot better. Hopefully due for completion first half of 2021.

Eccleshill is another option and on the right side for the commute.

Its the 2nd half of 2021 now and the works are miles away from completion !!!

As others have mentioned, personally (dependant upon budget and availability) I'd be looking at Calverley or Rodley, or even Horsforth.

It may be cheaper and or easier to find a rental away from the Leeds / Bradford boundary areas

Shelf, Northowram, Southhowram and Brighouse are on the Halifax side of town and still within a 10 mile drive

Potentially a very very slow 10 miles in rush our traffic.

Somewhere like Saltaire is 10-20 mins in rush hour. Could be 50-60 mins to those...

Ii would be amazed if its as much as that. I used to allow an hour Wakefield to Queensbury in rush hour.

Try a search on BD13. It’s a huge postal area including Queensbury and Cullingworth so you are well out of Bradford, but have an easy car commute in. Also try neighbouring Wilsden. Cheaper and quieter than Wharfedale. Trains and buses are not so good though.

What is Brighouse like? No need to consider public transport links as she has her car.

Brighouse and surrounding area is nice. Very handy for M62.
Steady trip to Manningham though. You’re the wrong side of everything. Depends how long you think is a reasonable commute time.

The best thing to do is rent a cheap b&b in Manningham, and spend a few weekends getting a feel for the place.

There are some great sports and supercar dealers in nearby Keighley too that you really must check out.
