House/property survey/reports?

Looking to buy a house soon ish.
Looking all over around A1 corridor around Knaresborough/Leeds/Ferrbybridge
The landscape these days is a mine field.
There just seems to be so many things going on wrt future development, new builds, risks of by-passes etc.
I’m reading up on a huge new village/town at Parlington, or Eggborough turning into a new gas plant maybe, or the whole lot being by-passed with a dual carriageway.
Or by-passes through Monk Fryston and Hambleton.
Are there any surveys/reports that will do local and more regional sleuthing and surveying on planning and stuff so you can just make informed decisions?
I can do the leg work myself but it’s time consuming...!
Plus not having access to all info sources makes life harder (ie, land register)

I don’t think there’s a ‘one stop shop’ that will give you all the info, especially as you are dealing with areas covered by Leeds city council, Selby District Council and North Yorkshire County Council.
Have a google of the plans for the new Leeds outer ring road which shows some of the proposed new developments - basically lots of new housing on the infill bits.
