Any interest in Storage/ workshop facility in Doncaster area

We are. 6-8weeks off completing the refurbishment of an existing Industrial building in the Doncaster area . The building will be split into two quite large light Industrial spaces to the basement and rear ground floor levels and 3-4 smaller light industrial units to the ground floor front area.
The basement open floor space = 4500 sq ft and would be ideally suited for use as a highly secure, discreet classic car/motorcycle storage facility. The basement has no frontage to the road the back and two side walls are built into an old quarry so only the rear elevation of solid brick construction faces the rear yard.
Directly above the basement and accessed internally is a large open workshop space of an area 3550sq`. This would provide an excellent space to restore classics and would easily accommodate ramps/spray booths etc. Has a large roller shutter on side and soon to have a steel personelle door , loads of storage racking/ welfare and additional office space if required.
I would appreciate any comments or feedback that may allow me to assess current demand or appetite for such a facility before I invest .
I myself tinker with restoring motorcycles as a hobby and once was forced into a position of having to store bikes that I owned and after abusing friendships had to reluctantly sell up
If we go down the storage route we would be offering a high quality, humidity controlled, fully serviced facility with state of the art security and personal accessible CCTV in operation and if we can find a classic car restorer for a tenant for the upper level then we feel the mutual
