Just looking for a bit of advice really. Can anyone tell me what Oak Avenue in Chorlton is like and its surrounding areas? It is just off Barlow Moor Road.

Barlow Moor Road is a busy main road that gets noisy at night. A friend of mine lives in the middle of Maple Avenue and his road is generally quiet, but you can still hear some noise from Barlow Moor Road.

Chorlton's basically a nice place, as long as you don't mind all the cafes and delis. Oak Avenue's close to the centre with the bars etc.

I looked a few months ago at a new house just off Princes Parkway, it was way too busy and noisey down that end of Chorlton.

I've been advised to look around the Barlow Moor Road area and stumbled on this house on Oak Avenue, its the far end of it so furthest away from Barlow Moor Road itself, hopefully it should be a bit quieter.

This is the house.

It does, it looks like a cracker but in need of a little work. I quite fancy it, mine and the missus bedroom, 3 spare bedrooms and turn the other 3 bedrooms into a gym, games room and office. thumbup

Good point! I reckon you could squeeze a car down the side there, and the garden looks big enough to take a single garage. I'd have to measure it to make sure.

If you can't get a car hidden in a garage down the side of the house, don't be buying anything tasty.
It won't stay there long. And neither will your front door if they want the keys - car'd be on full view of the main road. M21 is not a place you'll keep a nice car for long.
Lovely old house tho' - 3 storeys and real character as long as the upvc windows haven't been accompanied by a complete gutting of 'period features'.
Excellent location for Beech Rd nightlife too - not close enough to be affected, but very handy for shops/bars, plus house looks right at the end of Oak Ave - culdesac - so drunken noise from B-Moor Rd should be minimal. Worth sitting there at 11pm onwards just to see how mental the main road gets (or student neighbours!). That stretch of road is absolutely solid in rushhour - bear that in mind. Really really check out the neighbours - I'm betting the surrounding houses are all now flats, so you might get more neighbours than you're bargaining for, and, erm, potentially not the desirable sort that would be spunking 1/4m+ on a house. If you get my drift.
Looking at the choice of agent, it's a bit of a funny one as they're Heaton Chapel based. Odd. Guessing it's specifically aimed at landlords who'll convert to flats = the neighbouring properties. B-Moor Rd is literally sinking under the weight of estate agents, and they've picked a non-local one I've never heard of.
Size/Chorlton-wise, that's a 450k property. Or was, maybe a couple of years ago. 289 seems very cheap for a 3 storey character semi, possibly too cheap. Whatever the agent says about a quick sale. Tread carefully smile

Its very nice on Oak ave as thepeople are very friendly and diverse.Rush hour there is not bad,as I am in it twice a day.Socially it is one of the best outside town and there is everything you need.

Thanks for the advice chaps. I will report back when I've checked out the area and the house itself. Thats saying its not sold by the time I get round to it.

i work in chorlton, very nice mixture of people...its become quite affluent in recent years like a mini-didsbury...and there are lots of amenities locally. There is quite a lot of street level crime, i often see car windows smashed walking into work and the police always flyer cars to let everyone know its a "high crime area" but i suppose out of sight out of mind, dont give the buggers the chance. i would definitely sort some off road parking if you possibly can. remember you're only a stones throw from whalley range/old trafford/stretford. But overall a very nice, family orientated area.

i live in wythenshawe, so i am familiar with the saying "cant polish a turd",

i always thought it was scruffy personally , my Nana lived behind the allotments behind hardy lane shops, so we used be in chorlton most of sundays throughout my childhood.

its trying to get a sort of didsbury image, but doesn't pull it off, if you want the trendy side tey looking around chorltonville.

Hi,
I am also interested in purchasing this property............ was lured by the price.......but was too good to be true as there are two sitting tenants in there. Was wondering if you anyone could shed some light on the the sitting tenants............the estate agent are a bit useless. i know twice sales have fallen through on it.

Would also love some info on the local area as i am not familiar with chorlton at all, i keep hearing mixed reviews ranging from, ideal for families to crime ridden and dangerous. At the moment i am in Prestwich........how does it compare???

Hi Jools, I've only just read your post and email. I did go and look. The tenants weren't the nicest and basically just grunted as I looked around with the agent. The main things that put me off were the overlooking issues in the garden and the very tight parking. We often have three cars at our hours and you'd struggle to find space for three motors and space for turning as it is a straight road with no turning area.

The photos make it look nicer than it is, I think you'd need to spend £100k+ to make it really special, but if you manage to go out and look, check the house opposite out and you will see just how much potential the property has.

In terms of area, Chorlton is similar to Prestwich but possibly more expensive (?), the tram isn't there yet but will be from Spring 2011 so not long to wait.

Funnily enough I'm in Prestwich every day at the moment. I'm not sure what to make of it: there are some really nice old houses and some decent shops, but lots of it feels really grubby and a bit grim. Although the 'town centre' on Bury New Road has got everything you would want, it doesn't half feel depressing on a grey day.

So while Chorlton may be more expensive and feels more poncy, I'd much rather live here. There's a great selection of bars and plenty of good shops. It all depends on what you're looking for, though; Whalley Range is much better value but lots of people won't even consider it.

Ive lived in chorlton all my life (I'm 21), car crimes not as bad as it once was, unless you live near the Whalley Range side of chorlton, where my car got broken into twice in 5 months while staying at a friends (first, second and last time i ever stayed there getmecoat) The one thing is though, that house crime is quite bad, but only rented properties are mainly targeted, no violence involved, its all daytime robberies when no-ones in, thieves seem to just be after electricals and stuff (chorlton's got quite a few job seekers living there that say they have no money but seem to drink every night! makes you wonder how?! 2+2 = 4 if you ask me bandit) Other than that Chorlton's very handy, for shops, pubs, bars, restaurants, easy commuting to city centre, and as stated by someone above, the metrolinks going to be in chorlton soon! All in all its just your average area smile

I lived in Chorlton for 7 years (moved away 2008) and found it a great place to live. House got broken in to once in 7 years. I lived in a terraced house and the dark alleyways down the back are ideal for thieves.

As already said, there's plenty of good bars, restaurants and takeaways if you like that kind of thing. Decent public transport as well.

Any residents of Sale/Brooklands reading this thread? Can they advise on Northenden Road. Is it any good or getting a bit too close to Wythenshawe? The house itself is near the Norris Road junction.
