I have found a house for sale in Lacey Green, Wilmslow.

Has anyone got any experience with this area? It looks like a very small area which is less than a mile from Wilmslow town.

It has some nicer parts, it is an ex council estate so obviously had a mix of people on there - not a bad area though. Has a run of shops on the estate so pretty handy.

I have lived in Wilmslow since 89 so know a lot of people on there. Where you moving from?

I had a look again at the house and it's address doesn't appear to be in the Lacey Green area. I am looking at Suffolk drive.

I don't believe that's in Lacey Green but very close to it. Correct?

What part was the council estate?

I used to live on Suffolk Drive! Had number 9 years ago. It’s a separate little culs-de-sac.

We all used to call it separation street as pretty much every house had relationships that fell apart. laugh

Edit to add: Its actually a really nice little road, it’s a touch too far away from the Center if that’s your aim, sits in between Handforth and Wilmslow. No real local pubs you can just stroll too etc.

Again thanks for the positive info.

The main reason were moving is there seems to be a good selection of primary schools in the local area. Not to concerned about strolling into the pubs as I don't drink! But the town is less than a 15 mins walk meaning that we can walk to it for shopping, etc.

My main question is there is a train line that runs next to the cul-de-sac. I have done some research and it appears to get around 4 trains an hour. 2 are going between Wilmslow and Styal and 2 are other trains going direct to other stations. Also I have been told there can be a couple of freight trains an hour.

What was your experience with train noise? How often were the trains especially the freight?

Sorry, missed this one!

The line is a semi busy line and. does get freight down it. The house I had was the opposite side on the road so didn’t hear the trains that often, I’d imagine if it was one of the houses backing onto the line it’d be very noticeable though.

The centre is more a 25 min walk really FYI, something to consider really as it does sit bang in between the two main shopping locations - Handforth and Wilmslow. May not be a problem but over time became an annoyance for me.

Manchester road has a number of nice properties along it.

Small estate down mount pleasant & trafford road.

You also have the sewage plant at the bottom of Styal hill. Although i have never smelt it whilst cycling through.

Fair bit of crime in the area, but it's Manchester and a level of crime should be expected.

Whereabouts is the sewage plant? Cant seem to find it on Google maps.

Google maps does not give you elevation (unless you click on it) but it is at the bottom of a very big hill.

Thanks. The noise is our main concern as the house is closer to the tracks. Looks like we will have to hear it ourselves.

Do you remember roughly how main trains an hour it was?

Try handforth or heald green
Its not near anywhere

I think id go for timperley or gatley or heald green
Lot of of dough for the council bit
Youd get a similar house with good schools
Probably abit less
That area isnt close to anything and its a good stagger down the hill and back to wilmslow
And handforth is further still
My personal choice would be gatley
Trains and lots of new bars and eateries

Altrincham. Great town centre, good restaurants etc, ok transport links.

If your going on a pro coucil estate rant, dont bother, i was brought up on the biggest one,
And ive barely escaped it,
I mean its alot of money considering parts of lacey green arent great, the back of the estate where the fields are towarsds the water trestment plant arent great, and is council
My daughter had a friend living there so i do know..
Gatley or the styal road end of heald green.

Oh and dont forget the aircraft noise

As someone mentioned earlier, the property isn't in Lacey Green.

No it looks just by the outside of it.

But giving directions you’d say by the glass place or Lacey green (if That is the one )
I know round there quite well.
Years ago my dads boss lived in a huge bungalow Right by there on styal road.
Hundreds of times dad would go and do odd jobs
And gardening every Saturday morning

It seemed so palatial with rose beds and a pond
As time grew on the huge bungalow gained a granny flat, and they eventually moved to Alderney edge, A developer bought it and put two new homes on the plot.
