As some of you may know myself and my OH are looking to move from Lincs to the Manc area, our original intention was the south Manc, Chester area as that wa where our likely jobs would be based.

It's now looking that Lytham would be perfect location wise for us, close enough to Manc for the big shops yet giving us the cafe culture were looking for. Houses are expensive to buy but reasonable to rent, my only concern is that for a pair of 30-something's is it too much of a golden oldie kinda town.

Writing this from a coffee shop in Lytham and so far I'm quite taken by the place!

You could get a caravan at the Wild West park that this lot know and love so much.

Lytham is nice - very cafe culture as you say - BUT, a commute from there to Manchester in a morning would be well over an hour id say.

You'd be 30 mins to the M6. 30 mins to the 'daily morning car park' at the bottom end of the M61. And then 30-45 minutes from there - depending on where you are in Manchester, i would guess.

Chester is probably a better bet.

Or otherwise maybe even Southport - then a drop down to the East Lancs and straight across. Southport is probably quite a similar feel to what you get in Lytham but slightly bigger.

Saying that, Lytham and the Fylde coast are very nice and from there, you could be in the Lake District within 30 mins or so.

Ive lived in the Lytham area most of my life,theres plenty going on for the younger generation,bars,restaurants etc.

Plenty of houses to rent at reasonable money at the moment.There seems to be a lot of people(myself included)who bought btl's in the area and the more competition there is lowers the rental prices.Thankfully mine are all full at the moment but at lower rents than I would like.

I also used to commute into Mcr city centre for many years.Left at 6am and was at work for 7am,left for home at 4pm,home for 5pm,barring the odd day when there was a traffic jam.

Nowadays if I was still doing that I'd drive to Kirkham train station(10 mins away)and get the train to Picadilly in 45mins.

Lived here since since 94 (but for the avoidance of doubt i'm a yorkshireman!)

Nice place with good mix of bars and restuarants. Schools pretty good and despite what you may think the young(ish) professional v oldies ratio is pretty good.

As regards commuting to manchester its a bit of a drag, you can do end of the 61 in 40 minutes but getting into centre of manchester is a whole different kettle of fish.

As has already been eluded to, location is great for manchester and Lake district and southport has far far better shops.

One other positive is its *just about* far enough away from liverpool.....laugh

If we do move to Lytham it will only be if it's convenient for both jobs, at my level of job an hour commute to Manc is just not worth it and TBH I couldn't be arsed with it anyway!

It's an interesting scenario trying to plan a move to an entirely new area when neither of us knows exactly where we will be working!

@Marcellus - would you say now is a good time to move into a rental property? I was thinking today that come summer time there may be a higher demand pushing the prices up.

I still think there will be an excess of rental properties in the summer.

The other thing to consider is that some empty rental properties have been withdrawn recently due to the owners being able to get a years rental income for 2 weeks occupation during the golf open at Royal Lytham.

Aye.

I was wondering why there was priced of PCW then it clicked the Open was to be held there this year.

There are three houses that we both like, hopefully the job situation will sort itself out soon and we can start the whole moving process.

Unless school hols, general holiday season or a lucky quiet morning, you're doing well if anything much less than 45 mins (i.e. more than as a rule) from Bolton/Wigan country to Mcr centre, if leaving between around 7ish and about 8:30 (at which point it starts to calm down). Chuck in an accident or some manky weather & it just gets worse - around once every 3-4 weeks or maybe more you're looking at an hour and a half.

Add an extra 30mins+ from Lytham to Bolton and then look at another hour or more on the way home (unless leaving early or post 6pm) and that's a fair price to pay IMHO, one I'd consider a bit rich, but then I'm not looking to move there.


Then there's the financial cost of doing the thick end of 25k a year before you start.

Not to mention all the other out lying villages such as Wrea Green, Weeton, Singleton etc..

Manc is 45 mins from here, but one accident or traffic jam can double that.

Poulton is ok if you can find the right house on the right road.

And one added bonus would be the Monthly Car Meets nr Preston ;-)

Wrea Green is very, very nice, but by Christ you'll pay for it. Some parts of Poulton too.

I was in Lytham about a month ago, was surprised how nice it was.

At this point, I should point out I've lived in Kirkham for most of my life, so anywhere there isn't a chav puking a kebab over somebody he's just beaten senseless with a 3 litre bottle of White Lightning seems nice to me.
