Morning all.

Off on holiday for 3 weeks tomorrow, leaving a lodger alone in the flat with remarkably little common sense. Since I won't be very contactable, could anyone help with suggestions for the above so I can leave him a contact sheet? I can see the scenario now... Very minor problem so he calls out AAAAAAA1 Plumbers and I end up forking out £££....

First check your Home Insurance, quite a few have home emergency cover.

I've got some sort of home emergency cover with the buildings insurance but you have to pay and claim it back, so would rather go for "damage limitation" in the first place!

Strange for an Insurer to give you the opportunity to claim back overcharging!

All the people I use and would recommend are a bit too far West for you I'm afraid. Best advice I can give is to use any telephone number enquiry service for "emergency plumber/electrician" and then google the first five companies with the word "review".
