...a lawyer to deal with a commercial property issues.

Should I just just use a lawyer I've previously had deal with a lease before , or should I find a specialist. This time I'm going to have to submit an application for a certificate of lawful use on top of sorting out a lease aswell. I'm kinda undecided at the moment cos some of the top north east firms charge stupid amounts and I know the guy I used before charged me a very reasonable price (about half what I paid last time).
