mrs works nr charing cross so has to get to there. we have a 2 year old and might one day have another and need a decent state school.


where would u live? looked at dulwich but travel isnt great. charlton seems to offer a lot of house for the cash. any other suggestions? want 3 bed house min or 2 bed that can be converted.

Just sold my 3 bed victoria semi, in Northfields, Ealing for £565. In the same road as Fielding School (grade 1 Ofstead) and near nice independent shops, 10 mins from Z3 Piccadilly line and West Ealing mainline into paddington (10 mins). Load of really good parks for the youngsters too in South Ealing Northfields.

(Only reason for my move was relocation to West Yorks otherwise we would have stayed there it was a really nice part of London)

My old neighbours house is for sale in the same road

This really is a how long is a piece of string question. So many variables and personal preferences. Twickenham is lovely but not really London IMHO.

How long will you stay wherever? If you want capital appreciation that will (most likely - no guarantees!) outperform the rest of London, never mind the rest of the UK, then East is the only way to go. Most East areas are much more central (shorter journeys) than 'nicer' more established west / south. But definitely scruffier and much of it less pleasant on the eye.

biggrin Twickenham 'not really London' - probably a good thing biggrin

It's a 25 minute train ride to Waterloo.......which gets you go most places for work in London easy I think.

On the Thames......nice pubs. I only mention it because I've been looking for houses fitting the Op's description and he is in the right ball park.

Chiswick wouldn't work and Richmond would be too expensive also.

i know which is why its hard to narrow down!

prefer to be IN london if gonna do it rather than in the suburbs. prefer victorian houses. prob be there 5 years then do the country thing. tbh the big thing it seems now is being in a catchment area for a nice school which seems to mean being next door to one!

Having lived in Chiswick for eight years it would certainly work for Charing Cross as required plus ticks all the other box's. 3 bed house for 600k will be the challenge - perhaps that's what is meant. You could try South Acton towards the western end of Bedford Park, may get a terrace for near 600k but I've not checked for ages.
Brentford offers much better value and there are some reasonable areas but wouldn't know about schools.

I recently bought a 3 bed fixer upper in Blackheath for less that (with a garage but onyl a small garden). You will get more for your money in Charlton but there's a reason for that - I would have a look at the Westcombe Park and Blackheath Standard area. We love the area and have a 2 year old.

I would describe the Blackheath Standard area as...

North of Shooters Hill Road (A2)
West of Blackwall Tunnel Approach (A102)
South of Westcombe Park Road
East of Greenwich Park

Streatham Hill/Telford Park will see you right for that sort of money. Try to get into the catchment area of St Leonards (Streatham Hill) or Henry Cavendish/Telferscot School (Telford Park).

St Leonards and Telferscot def not, Henry Cavendish is a little more mixed. Still wouldn't be a minority though.

For your budget, you'll get one of the best houses in 'the ABCDs' or one that needs a bit of work in the Septagon. You won't get anything in the Park proper unless you want to go for a big garden flat.
