I’d say that if you’re going to stick with the 40D, look for a 10-22mm lens. Reasonably cheap used, and will give you much more freedom in small rooms.
I used to have a 40D, and switched to a 5D3 in 2014. The main difference for what you’re doing would be the greater ability of almost any newer camera to show detail in the darker areas of a room. A 40D is only worth a few tenners now, so maybe look at newer versions of it on the used market?

If you are doing it for estate agents shots why don't you just use the wide angle lens on any 1-2 year old smart phone? I suspect you might even be able to upload any photos direct or set up the advert all on the phone at the same time rather than waiting to get back to the office and upload to a computer than edit etc?These are photos taken of our garden with my phone camera, am not sure using a DSLR will get better results or generate more sales/interest in a house advert? You can even go 'arty' with a phone camera without carrying around another lens if you wanted to.

17-40L is a great lens, still has its place in my bag for the right job, remember the crop factor on the 40d, not as wide then, used now on my 5d bodies.10-22 on a 40D is an excellent combination. Great lens with practically L-quality glass. The 40D is also capable of outstanding images and has great ergonomics. I had mine for years and only swapped to a 7D-II bezaaide I needed faster autofocus tracking for sport and fast-moving kids.

I agree that house buyers may not be put off by colour, but that snow is blue not white.DavidY said:
If you want wide angle, you should be looking at either the 10-18mm Canon lens or the 10-20mm Sigma - its a crop sensor camera so wide angle needs shorter focal lengths.
