Is it simple to remove a name from the title deeds or is it best to get a solicitor to do it?

The house is mortgage free and is currently in my name and my sisters.

The forms LR1 and TR1 ring bells.

I'd call the Land Registry and ask them, I found them very helpful in the past.

You don't need to use a solicitor to do it as it's simple form filling.

Does your sister know what you are planning? Would she receive any notification of this happening?

Surely it should be quite difficult to change the name(s) on the deeds to land or property?

Sounds very dodgy to me....

Is half the value of the house over the stamp duty threshold?
I do have a mortgage and when I removed a name from the deeds it was a transfer of ownership.

My thoughts exactly.
Who actually owns the house?

I think the OP answered that in his first post. There could be many legitimate reasons to remove someone from the deeds

OP if you want to remove a persons name from the deeds, it can only be done with their knowledge and agreement

I thought any transfer of title deed requires owner's signature with witnesses.

Potentially there is capital gains tax if not principal private resident.

Or without if fraud is involved.

If you own a property, especially if mortgage free, seriously consider visiting this page and set up and use the Property Alert service from the Land Registry

OK, excuse my ignorance, does the fact your name is on the title deeds means you own the property? Or could the receipt for buying it be in a different name? Maybe that doesn't make sense but I'm thinking, V5 doesn't mean you own the vehicle.
I assume property is treated differently to vehicles?

If 2 peoples name are on the deeds are they automatically 50/50 share holders? Or can % split be stated on deeds?

Never thought about it before, so just curious.

No, not easy and yes, get a solicitor.

He's probably seen the application form, The actual form you need to fill in, the two tables showing what the fee is you need to pay.

Or visited the website to try to find out what needs to happen.

Or filled in the ID1 forms for all concerned which need to be approved by someone (like a solicitor).

You can do it yourself - If you can find a solicitor who wont charge you much more than the fee it will be for you (prob £80) then you probably should (The fee for solicitors is half what you have to pay).
Also, what is the tenancy situation? Joint tenants? Tenants in common?

It's a minefield and I'm not sure this is the best place to get advice.

I remember some time ago trying to buy a property where a mother and daughter owned the property as tenants in common. Mum had died without a will. Nightmare. The property couldn't be sold.

I once bought a house with a girlfriend, and she contributed a small deposit, and I paid all the mortgage. Really p*ssed me off when I gave her the deposit back and removed her from the deeds, and I got a bill for stamp duty for half the value of my own home! Have been more careful since.
